Pricing
For conventional construction of a 150 m² home, the breakup is generally 45% labour, 45% material, 10% equipment. Avg cost - 20,000 x 150 m² = 3mil DKK - 9k material, 9k labour, 2k equipment. Our 150 m² - calculated build cost = 1.27 mil DKK + labour cost 750k DKK (max). Total = 2 mil DKK + shipping = ~2.1 mil DKK. Saving 35%.
Beach head
Private landowners with idle plots in S-train commuter belts, ready to start within 3-6 months. Target profile: Starter families (dual income couples/single parents, 1-2 kids) - Millennials/Gen Z seeking financial independence + family homes matching their values (smaller, eco-friendly, hi-tech).
Phases
Phase 1: First house which we will be used as a show house.
Parallel Phase 2: Self-funded developer builds (2-3 houses) in attractive commuter belt spots → real estate agents as sales force (minimize marketing spend).
Phase 3: Client acquisition via marketing + referrals → scale to product-market fit.
GTM: First build 5-10 homes for private landowners → scale from there.

We are in the design phase of the first house for a client with a private land + we are identifying land in a few areas where we will build a house(s) through our investment then sell it.
